What are the main stages of working with an architect?

I will accompany you through all project stages. This begins with an initial consultation and measured survey, followed by concept design, planning applications, building regulations drawings, contractor tendering, and contract administration right through to construction handover.

Do I need planning permission for my extension?

Not every project requires a full planning application; many single-storey extensions or internal alterations fall under permitted development rights. During our initial assessment, I will review your property and local planning constraints to determine the most straightforward route.

What scale of residential projects do you take on?

I design residential projects of any size. Whether you need a small kitchen extension, a whole-house remodelling, or a contemporary detached new build, I tailor the architectural services to fit your brief.

How do you manage planning applications with the local council?

I prepare all necessary architectural plans, elevation drawings, and design statements. I then submit the application directly to your local planning authority (such as Teignbridge, Dartmoor National Park, or neighbouring councils) and act as your agent throughout.

What is the difference between planning and building regulations?

Planning permission focuses on how a building looks, its scale, materials and its impact on neighbours and the landscape. Building regulations ensure that the construction is structurally sound, energy-efficient, safe, and complies with national technical standards.

Do you help choose and oversee the builders?

Yes. I can prepare detailed tender packages, invite reputable local builders to price the work, and assist you in selecting the right team. I can also inspect the build once on site at critical stages to ensure works align with the drawings.

How much will my architectural project cost?

Costs depend on the complexity, scale, and specific site conditions. Following our first consultation, I provide a clear, itemised fee proposal for each stage so you understand the architectural costs before any work begins.
